Strip & wax removes all old finish down to the floor, then rebuilds coats from scratch — right when finish is yellowed, built up, or deeply scratched. Scrub & recoat (interim) removes only the top worn layer and adds 1–2 fresh coats when the base film is still sound. Guessing wrong either wastes money on a full strip or leaves a tired floor after a recoat. The floor assessment decides which you need.

Yes. Once the scope is locked, a deposit reserves your date and is applied to the final bill if the job runs. Small residential: $50. Large residential / commercial: $150 (or 20% of the scoped total). Give at least 24 hours’ notice to cancel. Same-day cancellation, or any cancel with less than 24 hours’ notice: the full deposit is forfeited and becomes the cancellation fee. Pay by Zelle, Venmo, Cash App, cash, check, or bank transfer — we do not take credit cards. Balance is due the same way when the job is done.
Yes. Strip, recoat, and burnish jobs are often scheduled overnight or on weekends so floors are dry when the building opens. Commercial overnight / after-hours work is billed at 1.5× the scoped job. Yes. Hard-floor jobs have a $150 small-job minimum (pet odor stays at its $185 specialty minimum). Drive time inside our listed Sacramento corridor is built into published rates. Outside the corridor, out-of-area travel is $1.50 per mile round trip. On-site walk-through quotes still use the corridor trip fee (Rancho Cordova from $10; other ZIPs by location from Gold River). It depends on the finish system and coat count. Plan on staying off freshly coated floors for several hours between coats and after the last coat — often 4–8+ hours before normal foot traffic, longer before rolling loads. We confirm cure windows in the scope so you are not guessing on open day.
Hard floors: VCT, LVT / luxury vinyl, vinyl & linoleum, tile & grout, concrete, epoxy systems, hardwood, and laminate — each with chemistry matched to the surface. We do not force a VCT strip cycle onto floors that need a different process. Soft-floor extraction is not our specialty.
No. One-time restorations (strip & wax, sealing, epoxy, tile & grout) are available. Many commercial clients add a scrub-and-recoat or burnish program so the next full strip is planned — not an emergency. The schedule is yours.
Please clear small items, breakables, and light furniture before we arrive. Heavy desks, fixtures, and built-ins are scoped during the estimate — commercial jobs usually work around fixed fixtures unless we agree otherwise.
Often no. Many facilities give keyed or coded after-hours access. Keys are secured and coded. If you hide a key on site, tell the office the location before arrival.

Corridor travel is built into published rates. Outside that radius, out-of-area travel is $1.50 / mile round trip. On-site walk fees: Rancho Cordova from $10; other cities by ZIP from our Gold River warehouse. Office/NAP: Placerville. If your city is nearby but not listed, call — corridor jobs are often still in range.
Yes — as a standalone service or bundled with floor restoration. Hard-surface enzyme work starts at a $185 minimum ($1–$2 / sq ft before structural repairs). Mild surface odor $185–$300; moderate seam seepage $300–$600; severe subfloor work $700–$1,200+. Structural sealing from $500; optional air treatment $300–$500. We are IICRC-certified for biohazard remediation. Details: pet odor removal.
Yes. We arrive with commercial scrubbers, buffers, burnishers, and professional finish chemistry matched to the floor. Low-odor products are used when the facility needs them (clinics, occupied offices, food service).
