Pet Odor Removal Sacramento Corridor | from $185 — Hard-Surface Enzyme & Subfloor Sealing

Hard-surface pet urine and odor remediation on the Sacramento corridor — enzyme scrubbing from $185 / $1–$2 per sq ft, structural subfloor sealing from $500, and optional ozone air treatment. IICRC biohazard remediation certified.

Pet odor removal

Pet urine and severe organic odor do not leave with a mop. When the smell is in the finish, seams, or subfloor, Timla Floor Restoration scopes hard-surface enzyme work, structural sealing, and — when needed — air treatment as a standalone service or bundled with strip, scrub, or wood care.

We are IICRC-certified for biohazard remediation and treat these jobs with the right PPE, chemistry, and containment — not a perfume spray over a failed floor.

Minimum service charge: $185. Standard commercial hard-surface enzyme application runs $1.00–$2.00 per sq ft before any structural repairs.

When this service fits

  • Cat or dog urine on VCT, vinyl, tile, concrete, or hardwood
  • Persistent odor after DIY cleaners or ordinary mopping
  • Move-in / move-out units where smell must clear a walkthrough
  • Bundled with strip & wax, tile & grout, or hardwood when both odor and finish need a reset

Odor severity tiers (hard floors)

LevelTypical scopeStarting range
Mild / surface onlySpecialized hard-surface enzyme scrubbing, pH-neutral washing, and extraction$185–$300
Moderate / seam seepageDeep mechanical scrubbing, high-grade enzyme dwell, localized floor drying$300–$600
Severe / subfloor penetrationWood finish sand-down where needed, treat/seal concrete or plywood subfloor, or partial replacement$700–$1,200+

Photo or video helps us place the job in a tier before an on-site walk. Locked numbers follow assessment of material, square footage, and how far urine has traveled.

Structural sealing & gas mitigation

When urine has bypassed the floorboards and soaked into concrete or wood subfloor, surface cleaning alone will not hold. We strip the barrier as needed, prep the substrate, and encapsulate / seal the subfloor so odor is locked down — not masked.

These jobs typically start at a $500 minimum.

Ozone / hydrogen peroxide air treatment

If odor has off-gassed into the room air and surrounding finishes (for example a ~300 sq ft room), we can run commercial hydrogen peroxide gas generators for a controlled window to reduce airborne load and odor that living in the space.

Flat fee: $300–$500 per treated zone, scoped with access and re-entry timing.

Project prep that sits beside odor or floor work

These cover manual labor beyond machine time — on odor jobs and general hard-floor restoration:

Furniture movingHeavy items cleared room-by-room so we can treat or restore the floor$20–$50 per room
Excessive soil / trash removalHeavy scraping, adhesive removal, or extensive sweep/vacuum before machines can run$50–$100 per room
